This Privacy Policy explains how we collect, use, share, and protect information in connection with the Service. It is incorporated into our Terms of Service. By using the Service, you agree to this Policy.
This Policy covers two different groups: - Subscribers and site visitors — the businesses and individuals who create accounts, subscribe, and use the Service. - Individuals identified in the Lead Data — people whose information appears in the compiled public-records data we provide (see Section 8). If you are one of these individuals, Section 8 explains your options.
Information you provide. - Account information: name, username, email address, organization name, and your role. - Billing information: processed by our payment processor, Stripe. We do not collect or store full payment-card numbers on our servers; Stripe handles card data. We retain limited billing records such as your Stripe customer/subscription identifiers, subscription term, status, and the bundles you purchased. - Communications: information you send us by email or through support requests. - Agreement records: when you accept our Terms, we record the version accepted, the date/time, and your IP address for our legal records.
Information collected automatically. - Usage and log data: IP address, browser/user-agent, pages accessed, and timestamps, used to operate and secure the Service. - Cookies: we use strictly necessary cookies to keep you logged in and to protect against cross-site request forgery. We do not use them to build advertising profiles. See Section 6.
We use information to: provide and maintain the Service and your account; process subscriptions, billing, and renewals through Stripe; grant and enforce access to the counties and data classes you purchased; provide customer support; send transactional and account messages (e.g., receipts, payment-failure and renewal notices); secure the Service, prevent fraud and abuse, and enforce our Terms; comply with law; and improve the Service.
We process information to perform our contract with you (provide the Service you subscribe to), to pursue our legitimate interests (securing and improving the Service, preventing fraud), to comply with legal obligations, and with your consent where required.
We do not sell your personal information, and we do not share it for cross-context behavioral advertising. We share it only: - Service providers who process data on our behalf under contract — e.g., Stripe (payments), our cloud hosting and database providers (Amazon Web Services and our managed PostgreSQL host), and email delivery providers — limited to what they need to perform their services. - Legal and safety — when required by law, subpoena, or legal process, or to protect the rights, property, or safety of Blackbeard, our users, or others. - Business transfers — in connection with a merger, acquisition, financing, or sale of assets, subject to this Policy.
The Service uses strictly necessary cookies for authentication and security. If we add analytics in the future, we will update this Policy and honor applicable choices. You can control cookies through your browser settings; disabling essential cookies may prevent you from logging in.
Payments are handled by Stripe, which acts as the processor for card data and is responsible for the security of that data under the PCI-DSS standard. Stripe's handling of your information is governed by Stripe's own privacy policy. We receive from Stripe only the limited billing metadata described in Section 2.
The Service provides compiled data derived from Texas public records (such as probate and divorce court filings) matched to property records. This data concerns third parties, is obtained from records that are already public, and is licensed to subscribers for their own outreach. Subscribers are contractually responsible for lawful use, including compliance with TCPA, Do-Not-Call, CAN-SPAM, and similar rules (see our Terms).
If you are an individual identified in the Lead Data and want to know what information about you we hold, request correction, or ask that we suppress your information from data we provide going forward, contact us at the address above. We will respond consistent with applicable law; note that we cannot remove information from the underlying government public records, which are maintained by the courts and counties.
We retain account and billing records for as long as your account is active and thereafter as needed to comply with legal, tax, and accounting obligations, resolve disputes, and enforce our agreements. Log data is kept for a limited period for security and operations. We retain agreement/acceptance records for the period required to establish the terms you agreed to.
We use administrative, technical, and physical safeguards designed to protect information, including encryption in transit (TLS), least-privilege database access, and access controls. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
The Service does not currently respond to browser "Do Not Track" signals.
The Service is for business use by individuals 18 or older and is not directed to children. We do not knowingly collect personal information from children.
The Service may link to third-party sites and services (such as Stripe). We are not responsible for their privacy practices; review their policies.
The Service is operated in the United States and intended for U.S. users. If you access it from elsewhere, you consent to processing in the United States.
We may update this Policy from time to time. Material changes will be posted here with a new effective date and, where appropriate, communicated to you. Your continued use after the changes take effect constitutes acceptance.
